Leasing FAQ

We offer self-guided tours so you can view available apartments on your own during normal viewing hours. Text a photo of your ID to (928) 923-4911 with the address and apartment number you want to see. We'll verify your request and send you the lockbox code and viewing instructions. No appointment needed.

We also offer in-person tours by appointment. Call us at (928) 459-5010 to schedule.

Applicants must have favorable credit, a combined monthly income of at least 2.5 times the monthly rent, and a positive rental history. Applications with an eviction on record within the last 7 years will not be approved.

Submit your application directly through the available listing. Applications are processed in the order they are received. All occupants 18 years or older are required to complete an application.

Yes, there is a $25 per adult non-refundable application fee.

You will need a government-issued ID along with documentation of your rental history, references, and income. Income documentation varies by employment type:

  • Salaried employees: 3 most recent pay stubs or bank statements showing regular direct deposits
  • New employment: Signed offer letter on company letterhead stating your start date, title, and salary
  • Self-employed: Most recent W2, 1099, or tax returns plus 3 months of bank statements
  • Commission or variable income: 3 most recent pay stubs
  • Other income (SSI, disability, pension, child support, etc.): Award letter or court order plus 3 months of bank statements showing deposits

Most applications are reviewed within 1–3 business days after all required information has been received.

Once approved, you will need to pay your security deposit to secure the unit. The apartment will not be taken off the market until your deposit is paid and your lease is signed. Your lease will be signed electronically.

Security deposits typically equal one month's rent, though the amount may vary depending on the property and your application. We work with applicants on a case-by-case basis.

Yes, we accept co-signers and guarantors. A guarantor is a qualified individual who agrees to be responsible for rent payments if the primary tenant is unable to pay. Guarantors must provide proof of income and complete a separate application. Guarantors are accepted for income qualification only, not credit issues.

A 12-month lease is standard for new residents. Shorter lease terms may be available at select properties — contact us for details.

Yes, we work with HACY, HOM Inc, Achieve, NCHP, WACOG, and other housing assistance programs, contingent on unit availability and program requirements.

Pets are allowed at select properties for a fee of $25 per month per pet. Service and emotional support animals are considered with proper documentation from a licensed healthcare or mental health professional. Contact us to confirm the pet policy for a specific unit.

Most units include water, sewer, and trash. Residents are responsible for electricity and gas where applicable. Please refer to your lease for property-specific details.

Submit maintenance requests through the Tenant Portal or by calling (928) 923-4911 ext. 1. For emergencies, call 911 first, then notify management.

Liability coverage is required per your lease. If you do not have renters insurance, Liability to Landlord Insurance will be added to your monthly charges.

Some leases may convert to month-to-month upon renewal with approval. Fees may apply depending on the property.
