Move In / Move Out
Everything you need to know about moving in and moving out of your TCOCK Properties home.
Security Deposit & First Month's Rent
Your security deposit is due at the time the lease is signed. First month's rent is due at the time of move in. Future rental payments may be made online through your Resident Portal or via your electronic cash pay slip.
Renter's Insurance
Renters insurance is not required but is strongly recommended. All residents are enrolled in a Tenant Liability Waiver ($10.50/month); however, this only covers the property itself — it does not cover your personal belongings. Renters insurance covers your own property, which is why we strongly recommend obtaining a policy.
Rent Payment
Rent is due and payable on the 1st of each month. A $25 late fee applies after the 1st, and an additional $10 per day is charged after the 5th until rent is paid in full.
Utilities
Utilities must be registered to the leaseholder's name and account before property possession transfers. Most units cover water, sewer, and trash. Residents of single-family homes are responsible for all utilities.

Maintenance Requests
All maintenance requests must be submitted via the Resident Portal or by calling (928) 923-4911 ext. 1. For general or leasing related questions, call (928) 923-4911 ext. 2.
Notice to Vacate
Written notice is required through the tenant portal or by email. Include your full address, desired move-out date, and confirmation if all occupants are vacating. All leases require 30 days advance notice. Rent remains due during the notice period.
When submitting your notice to vacate, please provide:
- Intended move-out date
- Forwarding address
On Move-Out Day, Residents Must:
- Pay all outstanding account balances
- Stop auto-payments
- Cancel utilities in their names
- Leave home in received condition (minus standard wear-and-tear, per original move-in inspection)
- Return all keys to the office
Potential Damage Charges
General cleaning, carpet cleaning, and touch-up painting are common deductions from your security deposit. Damages to walls, blinds, screens, appliances, or fixtures are examples of deductions that may also occur. Do not fill wall holes with spackle or attempt paint touch-ups — full repainting charges will apply if needed.
Professional cleaning is recommended. Dirt is never considered ordinary wear-and-tear.
Carpet
Professional cleaning is required with receipt by lease term end. Units with pets require pet stain/odor treatment and professional flea pest control treatment.
General Items
- Replace burned-out bulbs and smoke/CO detector batteries
- Repair damage (torn screens, broken windows, clogs)
- Remove all trash
- Remove all personal items
- Remove wall marks
- Dust blinds, window coverings, ceiling fans
- Dust window sills, tracks, baseboards, and light fixtures
- Clean all floors including under appliances
- Remove cobwebs from ceilings, windows, corners, and doors
Kitchen
- Wipe walls, backsplashes, and cabinetry
- Sweep and mop floor
- Clean sink and drain
- Clean oven inside/outside (replace drip pans if needed)
- Clean stovetop, control panel, and dials
- Clean microwave inside/out
- Clean dishwasher exterior
- Wash countertops
- Clean refrigerator/freezer inside and outside, including all racks and shelves
- Clean all cupboards and drawers inside/out
- Wash stove hood, filter, and light
Bathrooms
- Clean bathtub/shower and fixtures
- Clean sink and faucet fixtures
- Clean all tile and grout
- Clean mirrors, medicine chests, cabinets, and drawers (remove all items)
- Clean and sanitize toilet
- Wash or mop floor
Bedrooms
- Remove all items including hangers
- Vacuum carpets including edges, or mop if applicable
- Clean windows, sills, tracks, blinds, and window coverings
Garage
- Remove all personal items
- Sweep floor
- Remove auto fluid stains
Clean and Rent-Ready
The premises should be clean and in "rent ready" condition for the new resident, with the only discrepancies being those which are stated on your original Move In/Move Out Itemized Statement.
Keys and Forwarding Address
All keys, mailbox keys, garage remotes, and entry fobs must be dropped off by 5:00 PM on the last day of the lease term (3:00 PM if Friday). Weekend lease endings allow Monday morning dropoff. Keys may be dropped off at our office located at 1700 S 1st Ave Ste. 200, Yuma AZ 85364 — look for the TCOCK Properties logo on the door. A mail slot on the window is available for dropoff. Please place your keys in an envelope labeled with your name and unit address so we know who they are from. Failure to return keys will result in forfeiture of your security deposit. A forwarding address is required with your move-out paperwork.
Security Deposit Disposition
A thorough inspection will be conducted after keys are returned and all possessions are removed. Per Arizona law, an itemized statement notifying you of any charges deducted from the deposit will be provided within 14 days of us regaining possession of the keys and unit. Any remaining deposit balance will be refunded by check mailed to your forwarding address, or via e-check if you provide your bank information when we request it at move out.

Note that this list is not comprehensive, and you may be charged for other items.
Final Departure
Keys are due no later than 5:00 PM on the last day of the lease term (3:00 PM if Friday; Monday morning for weekend endings). Since rent is due on the 1st of each month, any resident holding over into a new month will owe the full month's rent. Security deposits cannot be used as rent payment per lease terms.
